A monthly mortgage payment is really four things (remember "PITI"):
Principal — paying down what you borrowed
Interest — the cost of borrowing
Taxes — property taxes
Insurance — homeowners (and sometimes mortgage) insurance
Pick a monthly payment that fits your life, and the price of the home you can afford falls out of it. A common guardrail: keep housing under about a third of your gross monthly income. Lower interest rates and assistance both stretch that number further — the same monthly payment buys more home.
